The largest single driver. Most contractors price per square foot: $10–$25/sq ft for standard remediation, up to $40/sq ft for complex or biohazardous situations.
Stachybotrys (black mold) adds a biohazard premium of $800–$3,000 due to enhanced PPE requirements, special disposal, and longer containment procedures.
Porous materials (drywall, insulation, carpet) must be removed and disposed of. Non-porous surfaces (concrete, tile) can be treated in place at lower cost.
Mold in ductwork requires both remediation and duct cleaning ($500–$2,000 additional). Contaminated HVAC coils may need replacement.
