Call restoration before insurance
Restoration companies document damage professionally. An insurance adjuster often values a claim higher when professional documentation is already in hand.
File within 24–48 hours
Most policies require 'prompt notice.' Late filing can be used to reduce or deny your claim, especially if damage worsened while unnoticed.
Photograph everything — twice
Take initial photos before any cleanup. Take a second round after moving furniture. Date/time stamp matters — do not edit metadata.
Do not sign any final settlement quickly
Hidden damage (mold, structural) often appears 2–4 weeks after the initial event. Request a supplemental claim period before signing a final release.
Flood ≠ covered by homeowners
