The Nations was among the hardest-hit Nashville neighborhoods during the historic May 2010 flood — water rose 10–12 feet in some blocks as the Cumberland River and Richland Creek both overflowed simultaneously.
Richland Creek runs directly through The Nations and has no flood control infrastructure — during the 2010 event it carried 50x its normal flow through this neighborhood
The neighborhood has gentrified significantly since 2010, with pre-war industrial buildings converted to residences. These buildings were not designed as flood-resistant — concrete floors and brick walls hold moisture differently than standard residential construction.
The Nations' rapid gentrification means many new residents have never experienced flooding here and are uninsured. If you moved in after 2015, check whether your block flooded in 2010 before your first renewal.
Converted industrial buildings (lofts, live-work) require specialized restoration knowledge — conventional residential restoration protocols do not apply to post-industrial structures
Nashville citywide average: $1,800 – $11,000
