Franchise vs independent — the honest comparison. Better documentation standards, faster response, or lower cost: what actually matters for your claim.

| Factor | SERVPRO (Franchise) | Independent Contractor |
|---|---|---|
| IICRC Certification | Required by corporate — all SERVPRO franchises must maintain IICRC WRT | Varies — verify IICRC.org directory before hiring any independent |
| Response Time | Large metro: 1–4 hrs; rural: 4–12+ hrs depending on nearest franchise | Locally owned — may be faster in their service area |
| Equipment | Standardized fleet from SERVPRO corporate — consistent equipment quality | Highly variable — top independents match or exceed franchise equipment |
| Pricing | Industry pricing (Xactimate) + 10–20% overhead — can run higher | More flexible — may negotiate; some undercut on O&P |
| Insurance Preferred Status | SERVPRO has national insurance carrier relationships (State Farm, USAA programs) | Individual relationships — may or may not be on insurer's preferred list |
| Documentation | Standardized DRYbooking™ psychrometric reports accepted by all insurers | Varies — most use Hydroscout or similar; should provide daily logs |
| Continuity / Availability | 24/7 national call center — guaranteed pickup for emergencies | Owner-operated — may not answer at 2am; check response guarantee |
| Accountability | Corporate + franchise accountability; two levels of recourse | Owner is personally accountable — often more motivated on quality |
Insurance adjusters want three things: (1) IICRC certification, (2) daily psychrometric reports with temperature, RH, and moisture content readings, and (3) equipment logs showing deployed units and runtimes. Any contractor — franchise or independent — who provides these three items will have their claim scope supported.
Any contractor who cannot provide these — regardless of brand name — is a liability. Ask for a sample drying report before you sign anything.
