Slab Leak Repair Cost: Why the Published Average Is Wrong
Aggregators say $2,300. Working plumbers in slab-leak markets quote $4,500–$14,000. What each repair method actually costs, why insurance pays for the concrete but not the pipe, and when repiping the whole house is already cheaper.
Almost every cost site reports a national average near $2,300. That figure traces back to a single dataset republished under five different mastheads, and contractors working in slab-leak country quote several times it. Both numbers are below — along with why they differ.

The $2,300 Average Is One Number Wearing Five Hats
Search this and you will find the same figure everywhere, which reads like consensus. It is not.

Angi owns HomeAdvisor. This Old House states its source on the page in plain words: *"The cost data featured in this guide was sourced using pricing estimates from HomeAdvisor."* Bob Vila's range is character-identical to HomeAdvisor's. The $20 spread between them is rounding of one number, not five measurements.
Now what working plumbers publish about their own markets:

One firm's stated average is 3.9 times the aggregator figure. A single Dallas access point costs more than the aggregators' entire high end.
Both can be true. $2,300 describes a minor, accessible, single-spot repair — a leak near the slab edge, in an open floor, caught early. That is the cheap end of a real distribution, not the middle of one. In Texas, California and Arizona, where slab leaks actually concentrate, the jobs are harder and the quotes are higher.
Budget from the contractor numbers if you live in slab-leak country. Treat $2,300 as the best case.
Detection — and Whether You Pay for It Twice
Finding the leak is a separate service from fixing it, and the pricing model varies more than the price.

Flat diagnostic fees run $75–$300. Hourly detection is $75–$200, and emergency call-outs reach $200–$400 an hour.
Ask one question before booking: is the detection fee credited if you do the repair with you? Practice varies and nobody advertises it:
- Some firms charge a flat diagnostic — one publishes $99 — and waive it entirely if you proceed with the repair.
- Some bundle detection into the project price so there is never a second bill.
- Some bill it as a standalone line item with no credit at all.
That question is worth $100–$600 and takes ten seconds.
One thing insurance will not do: standalone leak detection is generally not reimbursed. Which is precisely why the better contractors bundle or waive it.
The Four Repair Methods, and Which One You Get
You do not choose the method. The leak's location and your foundation type choose it, and that is what moves the price by a factor of ten.
Spot repair — break the slab. $1,500–$3,000 by aggregator pricing, $7,000–$9,000 per access point in Dallas. Chosen for a single isolated leak in young piping under open floor, first occurrence. Cheapest when it applies.
Tunnelling underneath. $8,600–$23,800, roughly $8,400–$9,200 per 10 linear feet. Chosen when the leak sits under a load-bearing wall, or when the floor finish has to be preserved, or when the slab cannot be cut at all.
Rerouting above ground. $1,500–$6,000 by aggregator pricing; $5,000–$7,000 per line from contractors, or $1,600–$1,800 per water-line drop. Abandons the bad line entirely and runs new pipe through walls and attic. Chosen when slab access is impractical.
Epoxy lining / trenchless. $500–$3,500, or $80–$250 per linear foot. Cures a new pipe inside the old one. Only valid where the existing pipe wall is still structurally sound — it fixes pinholes, not collapse. Runs 30–50% cheaper than dig-and-replace once you count landscaping and hardscape you do not have to rebuild.
The post-tension slab is the one that changes everything. If your foundation has post-tension cables running through it, cutting one can cause structural failure of the house. Direct through-slab repair is effectively off the table, which forces you to the two most expensive options — tunnel or reroute. Other things that move the number, in rough order: labour is 70–80% of the total, so everything here is really a labour-hours multiplier. A leak at the slab perimeter is cheapest; under a kitchen, bathroom or bearing wall is dearest. Copper costs more than PEX to work with. Multi-storey raises reroute cost through longer vertical runs.
One counter-intuitive detail: around 80% of slab leaks are said to occur in hot water lines — heat drives both corrosion and the expansion cycling that abrades pipe against concrete. That figure is repeated across the trade without a primary source behind it, so treat it as trade lore. But cold-line repairs cost 6–8% more, because toilets and hose bibs are cold-only, so a reroute has more cold drops to run.
Insurance: The Concrete Is Covered, the Pipe Is Not
This is the best-documented part of the whole subject, and almost nobody explains it correctly. A standard policy treats a slab leak as three separate costs with three different answers.
The policy language itself, from the standard accidental-discharge peril:
> "This includes the cost to tear out and replace any part of a building, or other structure, on the residence premises, but only when necessary to repair the system or appliance."
> "We do not cover loss to the system or appliance from which this water or steam escaped."
Which produces this:

Read that split again, because it usually works in your favour. The insurer pays to demolish and restore your floor, and pays for the soaked cabinets and flooring — then hands you the bill for a length of copper. The pipe is normally the cheapest thing on the invoice and the concrete work the most expensive.
The catch is the word "sudden". Policies exclude *"continuous or repeated seepage or leakage of water… over a period of weeks, months or years"*, and newer wording puts a number on it: 14 days or more. A slab leak is by nature hidden and slow, so the insurer's entire defence is that it was not sudden. That is the claim-killer, not the coverage grant.
One genuinely useful legal point: courts have held that an exclusion barring leakage *"over a period of fourteen days or more"* does not unambiguously exclude a loss from thirteen days or less. Damage inside the first 13 days is arguable even under the seepage exclusion. Some carriers also sell a repeated leakage and seepage endorsement specifically to close this gap — worth asking about if you are in a slab market.
Foundation damage is a different answer: generally no. Standard policies exclude earth movement, and separately exclude *settling, cracking, shrinking, bulging or expansion* of foundations and slabs. In North Texas — where slab leaks are most common — policies routinely exclude foundation or soil movement outright. Endorsements exist, sometimes at around 15% of the dwelling limit, and their caps are frequently well below what foundation work actually costs.

When Repiping the Whole House Is Already Cheaper
The trade rule is consistent and simple: one leak is a failed pipe, two leaks is a failing system. The second slab leak is the trigger.
Repipe when any of these are true:
- This is your second slab leak
- Multiple leaks within about five years
- A previous repair failed again
- Leaks are appearing in different locations
- Visible corrosion on exposed piping elsewhere in the house
- The pipe material is inherently doomed — polybutylene or galvanized steel
Now the arithmetic that no aggregator page makes, because their $2,300 average hides it.

In an expensive metro, a single spot repair already costs about the same as repiping the entire house. The break-even is not at leak three or four. It can arrive at leak two, and in the worst markets it is arguably there at leak one.
So the question to put to your plumber is not "how much to fix this leak". It is "what would a full PEX repipe cost, and how does that compare to this repair?" If they cannot answer, get someone who can.
Two costs to build into that comparison, because the plumbing quote will not include them: drywall repair and paint after a repipe runs $1,500–$4,000, and floor restoration over a slab repair is billed separately too.
Catching It Early — the Signs and Why Delay Costs Money
A slab leak announces itself quietly. In rough order of how early they appear:
- A water bill that jumps with no change in use
- The sound of running water with every fixture off
- A warm or hot patch on the floor — the earliest reliable tell, and it means a hot line
- Damp patches with no spill
- Pressure dropping at fixtures
- A musty smell, which means [something is actively wet](/guides/water-damage-musty-smell)
- Cupping or buckling hardwood, or tile that has cracked or lifted
- Cracks appearing in floors, walls or the foundation
- An unexplained green patch in the yard
Left alone, the sequence is: water erodes soil under the slab, voids form, sections of foundation lose support, and in clay soils the saturated ground swells and pushes unevenly before drying and shrinking back. Foundation repair runs $2,200–$8,400 typically; piering is $1,000–$3,500 per pier and a six-to-ten pier job reaches $22,000–$39,000.
But the most expensive consequence of waiting is not structural, it is contractual. Every week the leak runs undetected moves you closer to the 14-day seepage exclusion. Delay is what converts a covered claim into an uncovered one, and no aggregator page tells you that.
Where slab leaks concentrate — Texas, California and Arizona — three things stack: slab-on-grade construction is the norm (a house with a basement cannot have a slab leak at all), expansive clay soils flex the slab through wet and dry cycles, and aggressive or hard municipal water corrodes copper from the inside. Housing age compounds it: neighbourhoods built in the same decade reach pinhole age together.
