Sheet-metal ducts are cleaned; flexible duct and fiberglass-lined duct with growth on the liner are replaced, because their surfaces cannot be cleaned. Expect roughly $1,500–$4,000 for a whole-system NADCA cleaning with coil and cabinet work, more where ducts are replaced. EPA advises against routine biocide or 'sanitizer' fogging in ducts; a $99 duct-cleaning offer is not a remediation.

Why the System Comes First

A moldy wall affects one room. A moldy air handler affects every room the ducts serve, on every cycle, which is why HVAC growth moves to the top of any remediation scope. It also explains a common failure: a house is remediated, the walls are clean, and the musty smell returns in a week because the system that moved the spores was never touched.

There are two different situations, and the assessment has to sort them:

  • The system is the source. Growth on the evaporator coil, in the condensate drain pan, on the blower wheel, on the insulation inside the air handler cabinet and supply plenum, or on the inside of the ducts. This is a moisture problem inside the equipment.
  • The system is the carrier. The equipment is clean-ish, but the return is pulling air from a crawl space, attic or basement with a mold problem, or a return duct is leaking in one of those spaces. Cleaning the system without fixing the intake is pointless.

Most houses with an HVAC mold problem have some of both. What you can see at the vents is the starting point for figuring out which.

What the Remediation Involves

The standard is NADCA's ACR (Assessment, Cleaning and Restoration of HVAC Systems), and the method is source removal — physically dislodging and capturing the growth and debris — not fogging.

  1. 1Assessment. Inspection of the coil, pan, blower, cabinet interior and plenums; a camera through the ducts; identification of duct types (sheet metal, flex, lined); the moisture source; and where the return draws from. The scope lists every component.
  2. 2Containment and negative pressure. The system is shut down; registers are sealed; a HEPA-filtered vacuum is connected to the trunk so the whole duct system is under negative pressure and dislodged material moves to the collector, not the rooms.
  3. 3Ductwork. Sheet-metal ducts are agitated — brushes, air whips, compressed-air skipper balls — and the debris is drawn to the vacuum. Flexible duct and fiberglass-lined or duct-board sections with growth are replaced, not cleaned; their surfaces are porous and agitation shreds them. Registers and grilles are removed and cleaned.
  4. 4The air handler. The evaporator coil is cleaned with a coil cleaner and rinsed; the condensate pan is cleaned and its drain line cleared, treated and re-pitched; the blower wheel and housing are removed or cleaned in place; the cabinet interior is HEPA-vacuumed and damp-wiped. Cabinet and plenum insulation with growth is removed and replaced, or the surfaces are re-lined; it cannot be cleaned.
  5. 5Encapsulant, where appropriate. A coating on cleaned sheet-metal or replaced liner is sometimes specified by the assessment. Biocide fogging of the whole duct system is not — EPA notes that no chemical is registered for use in duct systems in the way these products are marketed, and that their safety and effectiveness are not established.
  6. 6Fix the moisture. Whichever it is: the condensate drain and pan; the humidity control (a system that short-cycles because it is oversized never dehumidifies — sometimes the fix is a whole-house dehumidifier); duct sealing in an attic or crawl space; a return that draws from a moldy space, which is now a crawl space or attic remediation as well.
  7. 7Verification and filtration. Visual inspection of the cleaned components, often with post-cleaning photographs; a new filter of the highest MERV rating the system can handle; and, where a health concern or a sale is involved, independent air sampling with the system running.

By comparison, a $99–$199 "whole-house duct cleaning" is a vacuum at each register and a fragrance fog. It does not touch the coil, the pan, the blower or the cabinet — which is where the mold is — and it is not a remediation. Hiring for It

Look for NADCA membership with an ASCS-certified technician on the job, and for a scope that lists the air handler components, not only "duct cleaning." The contractor should be able to explain which ducts you have and which will be replaced, show before-and-after photos of the coil and cabinet, and name the moisture source. Turn down any quote built around fogging or "sanitizing" as the method. If the remediation is part of a larger mold job, the remediation contractor and the HVAC contractor need to coordinate: rooms first, system last, so the cleaned system is not re-seeded.

For the source-versus-carrier question, an independent inspector taking air samples with the system running and off is the way to settle it — and to verify the result once the work is done.

How much does HVAC mold remediation cost?

Can mold in air ducts be cleaned, or do the ducts need replacing?
Bare sheet-metal duct can be cleaned — agitated and vacuumed under negative pressure — and returned to service. Flexible duct (the plastic-and-wire kind) and fiberglass-lined or duct-board duct with growth on the liner are replaced, because the porous surface cannot be cleaned and agitation damages it. A NADCA contractor will tell you which you have before quoting; a company that promises to 'sanitize' lined duct is not solving the problem.
Is it safe to run the AC if there is mold in the system?
Running it spreads spores through every room the ducts serve, so the practical advice is to minimize use until the coil and cabinet are cleaned — and not to run it at all if the growth is heavy or someone in the house has asthma or a mold allergy. In hot weather that is a real trade-off; a portable unit or window unit for the bedrooms is the usual bridge.
Why does my HVAC system keep growing mold?
Because the water is still there. The evaporator coil produces condensation by design; if the drain pan or condensate line clogs, or the pan is pitched wrong, the water sits and the cabinet insulation stays wet. Oversized systems that short-cycle never run long enough to dehumidify, duct leaks in an attic or crawl space pull humid air in, and a return drawing from a moldy crawl space delivers spores continuously. Remediation without fixing one of those is a subscription.
Does EPA recommend duct cleaning for mold?
EPA says to have ducts cleaned when there is visible mold growth inside them or on other components, when they are infested with vermin, or when they are clogged with debris that is being released into the home — and to use a contractor who cleans the whole system, not just the ducts. EPA does not recommend routine duct cleaning, and it cautions against chemical biocides and sealants in ducts, whose safety and effectiveness are not established.
