Water Damage in Your Walls? Who to Call (and How They Find It Without Demolition)

A wet wall gives you one decision to make before any phone call: is the water still arriving, or has it already arrived? Everything else follows from that, and you can usually tell within ten minutes.

Four Checks Before You Call Anyone

1. 1Map the neighbors. What is on the other side of this wall, and directly above it? A bathroom, a kitchen, a laundry, an exterior wall with a downspout beside it, a roof valley overhead. The nearest water is the first suspect.
2. 2Watch it against the clock. Pencil a light outline around the damp patch and write the time beside it. Look again in thirty minutes. A patch that grew is an active leak. A patch that did not is water that has already come and stopped — or comes only when it rains or when someone showers.
3. 3Check the meter trick. Turn off every faucet and appliance and look at the water meter. If the dial or the small leak indicator is moving, a pressurized pipe is leaking somewhere, and the wall is a good guess as to where.
4. 4Kill power if it is spreading. If the patch is growing and there are outlets or switches on that wall, turn off the breaker for them before you do anything else.

Active Leak or Aftermath?

Notice the split. The trades in the top three rows stop water. None of them deals with the wall it soaked. Once the source is off, every row ends at the same place: someone has to find out how far the moisture went and dry it.

How a Wall Gets Read Without Being Demolished

People delay this call because they picture someone arriving with a hammer. That is not how it starts.

• A pin or pinless moisture meter reads the drywall and, through it, the framing. The crew works outward from the visible patch until the readings return to normal. That boundary is the real size of the problem, and it is almost always bigger than the stain.
• A thermal imaging camera shows evaporating moisture as a cool area. It turns a wall into a map in seconds and finds wet insulation that a meter on the surface can miss. More on how that works in the moisture mapping guide.
• Only then does anything get opened — and often it is a row of small holes behind the baseboard so that dry air can be pushed through the cavity, not a removed wall.

Whether the drywall stays depends on how wet it is, how long it has been wet, and what kind of water it was. Clean water caught within a day can often be dried in place. Drywall that has been wet for several days, or wet with anything other than clean water, generally comes out to the height the water reached.

Why a Wet Wall Does Not Fix Itself

A wall cavity is sealed on both faces. Drywall is gypsum wrapped in paper, fiberglass batts hold water like a sponge, and the bottom plate sits in whatever ran down. None of that gets airflow. The room-side surface can feel dry to the hand while the cavity side reads saturated — and mold needs only 24 to 48 hours on wet paper and wood to get established. This is the practical reason to call about a wall that has stopped dripping. The emergency you can see is over; the one you cannot see is on a clock.

Drying a contained section of wall — meters, a few days of air movers and a dehumidifier, baseboard off and on — sits at the lower end of the typical $1,300 to $5,200 range for a contained residential loss. For a claim, the adjuster's question is the same one you answered with a pencil: sudden, or long-running? A supply line that burst is sudden and usually covered. Photographs of the patch with the time written next to it, the plumber's description of what failed, and the restoration company's moisture readings are the three documents that carry a wall claim. What Not to Do

• Do not cut a big inspection hole yourself. If there is mold behind it, you have just opened it into the room.
• Do not point a heater at the wall. Warm and damp is what mold prefers, and you will dry the paint long before the cavity.
• Do not seal or repaint over it. You are building a lid.
