How to Remove Mold Stains From Walls, Ceilings, Wood, Grout and Fabric (2026)

Stain or Growth? Decide That First

Most "mold stain" searches are one of two different problems. Live mold is fuzzy or slimy, spreads, darkens over weeks, and usually smells; a damp cloth smears it. A mold stain is the pigment left in a surface after growth was killed or removed — flat, dry, unchanging, odourless; a cloth does not move it. Live mold is removed first, with the safe method and the moisture fixed; the stain is a cosmetic job that comes afterwards. Treating a stain that is actually live growth is how mold gets painted over and returns through the new coat.

Grout and Tile

The most-searched mold stain in the house, and the most treatable, because tile is non-porous and grout only partly so.

1. 13% hydrogen peroxide sprayed on, left ten minutes, scrubbed with a grout brush, rinsed. Lifts most lines. Why peroxide works here is its oxidising action on the pigment.
2. 2A sodium-hypochlorite stain remover — the RMR-86 class of "instant mold and mildew stain remover" — for lines peroxide leaves dark. These are essentially concentrated bleach with surfactants: fast, effective on grout staining, and to be used with the fan on, gloves and eye protection, and never in the same room as vinegar (chlorine gas). Spray, wait the label time, rinse thoroughly; they etch metal fixtures and discolor colored grout if left.
3. 3Re-grout or re-colour lines that stay dark after both — the pigment has gone into the grout body — then seal the grout so it stops absorbing next time.

Painted Walls and Ceilings

Surface mildew on paint cleans off with detergent and water — the wall method — but a shadow usually stays in the paint film. Scrubbing harder removes the paint, not the shadow. The answer is to seal it: once the wall is clean and dry, a stain-blocking primer (shellac- or oil-based, or a water-based one formulated for mold-prone rooms) over the area, then the top coat. The stain does not bleed through a proper blocking primer; it bleeds through ordinary paint in weeks.

If the shadow comes back *as growth* — fuzzy, spreading — rather than as a stain, the wall is still getting wet, and staining is not the problem. Drywall that has been wet long enough to stain through is often replaced rather than cleaned.

Wood

Mold stains wood by growing into the grain; the grey-black shadow after cleaning is pigment below the surface. No spray removes it. The options are sanding back to clean wood (N95 on) for anything you can refinish, or accepting the discoloration on structural wood once it is cleaned, dried and treated — a stained joist is not a weakened joist. Fabric, Curtains and Upholstery

• Washable fabric: brush dry growth off outdoors, soak several hours in an oxygen bleach (sodium percarbonate) solution, then the hottest wash the fabric allows. Color-safe for most things. Whites can take a chlorine-bleach wash. Sun-dry — ultraviolet helps.
• Shower curtain liners: the washing machine with a couple of towels and oxygen bleach, or replacement; liners are cheap and hold spores.
• Upholstery, mattresses, carpet: EPA's guidance is that porous materials with mold growth may need to be discarded, and staining that has gone through the fabric into padding is a sign the growth did too. Light surface mildew on upholstery can be vacuumed (HEPA) and treated with an upholstery cleaner; a mattress with a mold stain the size of a hand is usually replaced.

Concrete, Brick and Stone

Basement walls, patios and steps stain green-black in damp shade. A stiff brush with detergent, then an oxygen bleach or a masonry cleaner, rinsed well. What Not to Do

• Don't mix products. Hypochlorite stain removers with vinegar or ammonia release toxic gas; peroxide with vinegar forms peracetic acid. One product, rinse, done.
• Don't paint over live mold. It returns through the paint, faster.
• Don't sand or scrape a popcorn ceiling without knowing whether it contains asbestos — that guide explains why the order matters.
• Don't chase a stain that keeps growing. That is not a stain. Find the water.

Bottom Line

Growth first, stain second. Peroxide or a hypochlorite stain remover on grout and tile; oxygen bleach for fabric; sanding for wood; a stain-blocking primer for painted walls. And the test that saves the most effort is the simplest: if a damp cloth moves it, it is alive, and the job is moisture, not cosmetics.
