Set a dehumidifier to 45%. That leaves headroom in both directions, which matters because basement humidity moves with the weather far faster than most people expect.
Why 60% Is the Line That Matters
Mould does not need a leak. It needs moisture in the air, an organic surface, and time — and a basement supplies the second and third for free.

Above 60% relative humidity, enough water is available for spores to germinate on joists, subfloor, cardboard boxes, stored fabric and paper. In warm conditions that takes 24 to 48 hours. No dripping pipe, no flood, no visible water at any point.
This is the part that catches people out. A hygrometer reading 62% does not feel alarming — the room is slightly clammy, nothing more. But 62% is the number that makes a musty smell six weeks from now predictable rather than unlucky, and by the time the smell arrives the growth is already established on surfaces you cannot see.
Fifty per cent is not a comfort preference. It is a safety margin against a biological process with a short fuse.
Why Your Basement Is Humid Without a Leak
Two mechanisms, and neither involves plumbing.
Evaporation from soil and concrete
Bare soil under a crawl space or beside a foundation releases water vapour continuously — many litres a day in a typical home. Unsealed concrete wicks groundwater and gives it up into the air. This runs 365 days a year whether or not anything is leaking, and it is the single largest moisture source in most homes with crawl spaces.
Condensation on cool surfaces
Basement walls, floors and cold water pipes sit close to ground temperature — often 55–65°F in summer while outdoor air is 85°F and humid. When that warm air reaches those cool surfaces, it cannot hold its moisture and deposits it.
This has an important practical consequence that gets the wrong answer almost universally: opening basement windows in summer makes a damp basement worse, not better. You are importing moisture-laden air and condensing it on every cool surface down there. Ventilation helps a damp basement in cool dry weather and actively harms it in warm humid weather.

What Actually Moves the Number
In rough order of how much difference each makes:
- 1Sealing bare soil. A vapour barrier over crawl space soil removes the largest source outright. Nothing else on this list comes close.
- 2Fixing drainage. Gutters discharging at the foundation, negative grading, and a failed or absent sump system keep the surrounding soil saturated. Dehumidifying against wet ground is a losing proposition.
- 3Running a correctly sized dehumidifier. This handles the residual load. It is not a substitute for the two items above.
- 4Keeping summer air out. Windows closed through humid months.
- 5Insulating cold water pipes. Foam sleeves cost very little and remove a source that otherwise sweats continuously.
- 6Venting the dryer and bath fans outside, not into the basement or the joist bay.
Sizing a Basement Dehumidifier
Capacity is quoted in pints removed per day, and the right number depends on both area and how wet the space is:

Two specifications matter more than capacity:
A pump or a gravity drain hose. A unit you have to empty by hand will eventually be a unit you stop emptying, and then it stops working. A condensate pump lets you discharge upward into a sink or outside; a gravity hose works if you have a floor drain below the unit.
Low-temperature performance. Standard consumer dehumidifiers lose efficiency below about 65°F and can frost the coil. A basement that runs cool needs a unit rated for low-temperature operation with proper defrost — this is the main reason purpose-built basement and crawl space units cost more than a big-box seasonal model.
Winter: Check Before You Run It
Cold outdoor air holds very little moisture. Once heating is running, most basements drift down into or below the target band without help.

So do not assume either way — leave a hygrometer down there and read it.
- Winter readings under 50% → switch the dehumidifier off and save the electricity.
- Winter readings above 55% → you have an ongoing moisture source: groundwater, unsealed crawl space soil, or a plumbing leak. That source is the thing to fix. A dehumidifier running all winter is masking it, at your expense.
That second case is diagnostic information worth having. A basement that stays humid in January is telling you something a basement that only gets humid in July is not.
Measuring It Properly
A hygrometer costs about $15 and is the entire toolkit.
- Place it in the middle of the space, roughly waist height, away from exterior walls, windows, vents and the dehumidifier's own discharge.
- Read it over several days, not once. A single reading catches whatever the weather was doing that afternoon.
- Check seasonally thereafter — spring and autumn are when the number moves most.
- If you have a crawl space as well as a basement, measure both. They frequently read very differently, and the crawl space is usually the worse of the two.
